WHAT'S INCLUDED IN MY NEW LISTING INPUT?

If you’ve got the listing, Top Choice Solutions can handle the data entry, photo uploads and can bring your listing live on MLS!

Option One - Basic Listing Service:

• Agent to provide executed listing agreement and MLS input sheet (with no input sheet a $25 fee will be billed)
• Enter listing into MLS
• Organize photos
• Upload photos to MLS
• Upload Property Disclosures
• Upload HOA Docs
• Write public and private MLS remarks
• Submit all executed listing documents to broker or upload to paperless systems (ie Appfiles, Dotloop, Form-Simplicity, etc.)
• Assign lockbox identification number
• Set up ShowingTime
• Perform Price adjustments as needed
• Update status on MLS as needed
• Set up Open house to MLS as needed

* For Basic Listing Services all documents should be fully executed prior to submitting file to Top Choice Solutions.

Option Two - Premier Listing Service (All Basic Services From Above Included Plus):

• Prepare listing agreement along with all applicable addenda
• Obtain HOA application procedures, rules and regulations, and other pertinent information and documents

Once you and your clients are under contract, we handle everything, from start to finish!  It's really just that easy!  If you'd like, take a look at the particulars below:

Option One - Basic Contract To Close Service:

• Send introduction email to all parties involved. This includes the title company/closer, lender, and cooperating agent.
• Send a private congratulations/introduction email to your client.
• Provide all parties involved with a deadlines calendar and copy of the executed contract.
• Monitor deadlines and and maintain all applicable e-filing systems.
• Confirm title is ordered and clear title is obtained.
• Send and confirm that buyer receives HOA documents for review (if applicable).
• Confirm lender has ordered appraisal.
• Follow up with Mortgage Company on loan commitment.
• Follow up with all parties throughout the process. You will be copied on ALL emails sent.
• Follow up on all documents for required signatures and forward to appropriate parties.
• Follow up on inspection items and make sure repairs are done and receipts are obtained.
• Order home warranty (if applicable) and send invoice to appropriate party.
• Schedule / Confirm time and date of closing with all parties.
• Schedule / Confirm final walk-through arrangements with all parties.
• Request a Settlement Statement at least 48 hours prior to closing.
• Send closing confirmation email to all parties with utility information attached.
• Complete and turn in commission authorization form and confirm that it is sent to broker and/or title.

* Above is just a portion of the tasks due during the contract to close process.

*For the basic contract to close services all documents should be fully executed prior to submitting file to Top Choice Solutions.

Option Two - Premier Contract To Close Service (All Basic Services From Above Included Plus):

• Prepare all offer documents including additional addendums and disclosures.
• Send prepared documents to clients for initials and signatures.

* All work is Monday - Friday 9:00am to 5:00pm.

* Any work requested after hours will be dependent upon the availability of the TC and is billed accordingly above and beyond normal Contract To Close options during normal business hours.
